I'd personally just stick to air. If you offroad you'll be airing down anyways so why bother wasting money on nitrogen

All the benefits of nitrogen you read about do actually exist. However, with regular tires on normal vehicles, the benefits are so subtle you won't see much, if any, difference.
The benefits are a lot more noticeable in high performance situations, such as on aircraft and race cars.

Use nitrogen when available AND free. Otherwise, air is good providing you don't get a lot of water with it.

Note that regular good old air that we all breath, is about 78% Nitrogen anyway.

I know I have read all the benefits of running pure N2 also but ???

You are correct. That's why the benefits are limited for the average driver.

Eliminating the other 22% of what's in the atmosphere make a measurable difference in high pressure and high performance tires.
