specific Rim and Tire question
Im looking to buy a set of 35x12.50x17 maxis bighorn tires, with ultra motorsort splne 245s rim that are 17x8 with + 10 offset (used with 25k miles the guy is asking 1100$ for all 5)
I currently have a stock rubi unlimited but it is getting the 2.5 lift next week, also another question can I go with a 3 inch lift and not change or worry about anything else. Shop here said max 2.5 unless I wanna beef up rest of suspension .
Can I run those 35s and rims with + 10 off set. on a 2.5 lift, The hole off set thing has me confused.

So jeepers look at backspacing rather than offset. For 35s you'll want the backspacing to be 4.5 inches or less. (factory wheels are 6.25 inches). Offset is the distance from the center line of the rim and the wheel mounting surface. Backspacing is the distance from the wheel mounting surface to the lip of the rim that faces to the inside of the jeep.
As for lift, you can run 35s by running that 2.5 inch lift or no lift (flat fender flares).

There are two threads stuck right to the top of this Modified area - FAQ's and Thoughts On Lifts. Both have some good info and are worth a few minutes of your time.
If you plug your offset into an online converter, you will find that an 8 inch rim with +10 offset is around a 4.9" backspace. (So if your stock rims are 6.25 bs, a 4.9 bs puts the tires a bit more than 1.25" further out)
There are differences in both height and width between tires from different mfg's, and vehicle weights, and tire psi's, and axle centering, and lift heights, and ... so none of us can give you a positive answer on fitment. You will probably be ok with 35x12.50's and a 5 backspace, but you won't actually know until you mount them up.
