Do you guys know if the teraflex spacer will create air "leaks" or is it just as stock ?

Correct. You won't have a problem until you disconnect the sway bar. I would think this would apply to any lift under 4" that corrects caster.

Should have no leaks with it torqued properly. Honestly though when I get mine mod'd I'm just going to the muffler shop and have them weld up something. It'll be permanent and shouldn't cost too much more than the spacers.
